Courvoisier Centre Expected to Command at Least $170M

Courvoisier Centre, a pair of Class A office buildings on exclusive Brickell Key in Miami's prestigious Brickell submarket, has been put up for sale by owner Florida Office Property Co. According to brokers, the 326,000-square-foot asset is expected to sell for more than $170 million. The only office space that will ever be developed on Brickell Key, an exclusive gated community consisting of residential Condominiums, upscale retail and the five-star Mandarin Oriental Hotel Island, the buildings are owned by Florida Office Property Company, the largest owner of office buildings in Florida with major holdings in Orlando, Miami, Fort Lauderdale, Tampa, Jacksonville, Coconut Grove, Naples, and Fort Myers.

Jones Lang LaSalle's Capital Markets Group, led by Tom Beneville and also including Jubeen Vaghefi and Jay Miele, are the listing brokers. The property was originally developed by Swire Properties Ltd. "Rental rates on Brickell Key and at Courvoisier Centre have increased by 30 percent over the last 12 months," Beneville noted. "Couple that with the bright job growth forecasts for South Florida, its position as a key link to Latin American, European and Caribbean commerce, and you have an offering that we anticipate will defy conventional pricing wisdom." 
The Brickell submarket has attracted a number of major investors lately. Most recently, Equity Office Properties Trust (NYSE: EOP) purchased 1221 Brickell Avenue last month for $111.6 million or approximately $287 per square foot in a joint venture with PRUPIM, one of the UK’s leading Real Estate investment managers.
